for Living

The location is screened from the excitement of the main scheme by distance, topography and the hotel. The chosen site offers quiet seclusion in a riverside setting and includes the green environmental backdrop of the Kilner Bank, with a little used public footpath through to the south.
The site is approximately 5 acres (2 ha), located at the southern end of the HD One site, and approached by a private road. The submitted outline planning application for The HD One includes a residential site development of up to 6 storeys and approximately 151,000 sq ft (14,000 sq m) gross external area that could provide 140+ apartment units of varying sizes in three separate buildings, accompanied by parking for over 140 cars. Being in outline, the application is only illustrative of the potential of The HD One.
With over 700 feet (220m) of river frontage to the Colne, and a back drop of Kilner Bank, the site is also elevated and offers distant views. A residential development here will be within walking distance of the town centre and Huddersfield’s historic railway station, and also served by the public transport provision associated with the leisure development.
The centre of Leeds is only 20 minutes away by train and the centre of Manchester only 30 minutes, so Huddersfield is perfectly positioned as a hub for residents wanting to enjoy easy access to the business centres of both cities.
A medium sized convenience store is also proposed for the leisure scheme, and the wide selection of restaurants available will cover all culinary tastes. Being accessed through The HD One, the residential units will also benefit from the scheme’s 24 hour security presence and on-site management.
The residential development opportunity will be available at the start of The HD One project and the access road serving both hotel and residential sites will be in the first construction phase. The road and mains services will be brought to the boundary of the site to be sold.
